Osseo was founded in 1857 and has stayed a small Trempealeau County town of around 1,700 people. Its housing has accumulated slowly across more than a century and a half rather than arriving in subdivisions, which is the single most useful thing to know before planning a flooring project here.
Why the mix matters
In a town built out in waves, you can usually guess what is under a floor from the street you are on. In a town built continuously, you cannot. Two houses side by side may be seventy years apart in construction, and everything that matters for flooring — subfloor material, thickness, whether plywood was used at all — changes with that.
So we check rather than assume. We lift a section and look at what is actually there before quoting, because pricing from square footage in a town like this produces a number that moves once the old floor comes up.
What we find in older Osseo homes
- Board subfloors that predate plywood, which behave differently under rigid materials.
- Multiple layers of previous flooring, each attached a different way.
- Original hardwood under carpet, which is worth uncovering before replacing.
- Movement and squeaks that are cheap to fix while the floor is open.
That third one comes up more than people expect. Refinishing an original floor is frequently cheaper than covering it with something new, and the result is better. It is worth pulling back a corner of carpet in a closet before you plan a budget.
Newer construction
Where the house is recent, the subfloor is usually flat, dry and quick to work over, and the job is mostly about choosing a specification that suits how the house is lived in rather than the builder allowance it was fitted to.
