That boundary is deliberate. We would rather tell you at the estimate that a project needs someone else than take it on and manage it badly, and we are happy to say which parts of a larger plan we can do and which parts we cannot.

We do not advertise a single per-square-foot number because real flooring projects are not single-variable equations. Here are the factors that move the price up or down on a typical room remodels install.

    Whether plumbing or electrical moves

    This is the largest single lever in any remodel. Keeping a sink, toilet or shower drain where it already is means connecting to existing rough-in. Moving it means opening floors and re-running drain lines at the correct slope. The finishes look identical either way and the cost does not.

    What is behind the wall

    Demolition is where the genuine surprises live - undersized panels, old wiring, framing that is not where you expect, or a previous remodel done without permits. We carry an allowance for this as a visible line rather than quoting low and having a difficult conversation in week three.

    A single bathroom in a one-bathroom house, or a kitchen in an occupied home, needs phasing and temporary arrangements that an empty property does not. That is real time and it belongs in the quote rather than in a conversation on day one.
